We are sponsoring the annual University City Neighborhood Garage Sale Saturday June 4th, 2016 7 AM – 1 PM

“If you aren’t using it, let someone else enjoy it!”

Here is a great chance to get your closets and garages cleared out. In previous years over 100 homes have participated in this gigantic event. What a chance to sell a few things or to go shopping. As always, there will be sales throughout south UC with signage, ads and maps provided by Coldwell Banker. Maps and addresses will be at Golden Donut in the Von’s Center and Starbucks in the Sprouts Center by 7 AM on June 4th. Feel free to gather your neighbors and have a multi-family sale. It is fun, profitable and free to participate. To join or for more details call 858-775-1239.

Market Notes

The talk on the street is that we do not have enough homes on the market. It is certainly not what we predicted last year. As we approach summer, there will be more listings in UC but they sure are selling fast! Of the nineteen UC homes currently in escrow, thirteen of them sold in less than a week! It is not just UC with a low inventory of homes. Investors with cash are gobbling up the low-end homes and acing out “normal” well-qualified buyers. It is crazy out there and exciting too. Are you thinking of selling? Now is a great time. You can find me fastest on my cell, 858.775.1239 or send me an e-mail

The One Number to Watch for a Housing Recovery – The Term Sheet

This article from Fortune Magazine helps put the housing recovery in perspective.

If you’re waiting for home prices to go up, then you’re missing signs the troubled housing market has finally turned around.

FORTUNE – Over the past few months, many economists have concluded that that the U.S. housing market has reached a turning point and is healing. This may sound hard to believe, since home prices have continued their downward trend. In 2011, prices fell by 4% following nearly a 30% decline since the property bubble paeked in June 2006. They ended the year at a 10-year low.

Indeed, prices aren’t likely going to rise for a while. But this might not necessarily mean the housing market isn’t on the mend. Perhaps we’re looking at the recovery all wrong, says Paul Dales at Capital Economics. In a report to clients recently, the economist said higher prices won’t be the sign that tells us there’s a real recovery under way. Rather, the recent pick-up in sales is what we should pay attention to.

Sales have risen recently, reaching a few milestones.
