May Landlords Require Insurance for Their Tenants?

Your Landlord can legally require you to provide proof of renters’ insurance as a condition of the lease.  A landlord may specify a minimum amount of coverage and require that both the property manager and legal owner of the property be added to your policy as an additional insured.

The One Number to Watch for a Housing Recovery – The Term Sheet

This article from Fortune Magazine helps put the housing recovery in perspective.

If you’re waiting for home prices to go up, then you’re missing signs the troubled housing market has finally turned around.

FORTUNE – Over the past few months, many economists have concluded that that the U.S. housing market has reached a turning point and is healing. This may sound hard to believe, since home prices have continued their downward trend. In 2011, prices fell by 4% following nearly a 30% decline since the property bubble paeked in June 2006. They ended the year at a 10-year low.

Indeed, prices aren’t likely going to rise for a while. But this might not necessarily mean the housing market isn’t on the mend. Perhaps we’re looking at the recovery all wrong, says Paul Dales at Capital Economics. In a report to clients recently, the economist said higher prices won’t be the sign that tells us there’s a real recovery under way. Rather, the recent pick-up in sales is what we should pay attention to.

Sales have risen recently, reaching a few milestones.

Recently, REMODELING Magazine did a survey to rank which home improvement projects needed the most return for their clients and YOUR FRONT DOOR recouped 73% of its cost! What this means is that if you replaced your entry door for around $1,200 you would  see a 73% return on your investment.

Other projects that had a high return on your investment were:

*MINOR KITCHEN REMODEL costing around $19,000 and return about 72.1%

*MAJOR KITCHEN REMODEL costing around $58,000 returns about 65.7%

*GARAGE DOOR REPLACEMENT costing around $1,500 had a 71.9% return on investment

*WOOD DECK ADDITION costing around $10,000 and returning about 70.1%

*VINYL WINDOW REPLACEMENTS costing $11,000 and returning about 68%

*WOOD WINDOW REPLACEMENTS costing $12,000 returns about 67.5%
