The University City Housing Market

Last month I spoke about homes “being gobbled up”. That is still the case and, in fact, prices are improving. That is great news for owners! Even with a qualified buyer, the trick is getting loans and adequate appraisals. Interest rates are so so low that the banks are backed up and slower than usual. With a seasoned agent (me) you can still get on-time closings but it takes some doing these days.

University City Housing Update

As of June 24, there are 23 detached homes on the market in U.C. That is the same as last month. The average list price is $684,078 ranging from $445,000 to $1,175,000. The average market time is 68 days. There are 7 homes in a contingent escrow and 15 homes in escrow, down 6 from last month, with an average asking price of $629,160. The average market time was 41 days. In the last six months, 59 homes have closed escrow. The average price for these homes was $631,581 (up from last month) calculating out to $335.73 per square foot (up from last month). The average length of marketing time was 43 days.

Buyers Pay More for Eco-Friendly Homes

As the costs to heat and then to cool your home continue to rise, homeowners are weighing the value of making the necessary adjustments.

“Green Homes” sell faster in today’s market. The major reason against them is the cost.

The major reason for doing them is two-fold: savings on your utility bills while you live in the home; and increased value to the buyer when you decide to sell your home.

According to the American Institute of Architect’s Home Design Survey, there are 7 eco-friendly changes which increase the value of your home in a Buyer’s eyes:

1. High-efficiency insulation
2. High-efficiency windows
3. Double- and triple- glazed windows
4. Tankless water heaters
5. Water conserving devices
6. Products aimed at improving indoor air quality
7. Renewable flooring products such as cork and bamboo

If you are considering making some green improvements to your home, start with one or two such as adding solar panels or changing your water heater. 4 Ways to Make your Home Safer

This summer, in addition to cleaning out the garage and planting the garden, consider these four items to keep your house safer from floods, fire and other unhappy occurrences. In combination, they will take less than four hours and cost under $100.00:

1. Check PLUMBING for leaks in the kitchen, bathrooms and laundry rooms especially the hot water heater, toilets, sinks and refrigerator.

2. Inspect all ELECTRICAL cords in your home including the power strips and extension cords behind computer desks and televisions. Also take a moment to label your circuit breakers and where there are two or more appliances plugged into one outlet, think about using surge protectors.

3. Safeproof the GARAGE by putting maximum space between any gas-powered tools, portable gas tanks and paint from the furnace and the water heater.

4. Change BATTERIES in your smoke detectors and add FIRE EXTINGUISHERS in kitchen, garage and other relevant locations.

Market Notes

The talk on the street is that we do not have enough homes on the market. It is certainly not what we predicted last year. As we approach summer, there will be more listings in UC but they sure are selling fast! Of the nineteen UC homes currently in escrow, thirteen of them sold in less than a week! It is not just UC with a low inventory of homes. Investors with cash are gobbling up the low-end homes and acing out “normal” well-qualified buyers. It is crazy out there and exciting too. As of May 23, there are 23 detached homes on the market in U.C. That is up 2 from last month. The average list price is $688,296 ranging from $450,000 to $1,175,000. The average market time is 72 days. There are 5 homes in a contingent escrow and 21 homes in escrow, up 8 from last month, with an average asking price of $634,019. The average market time was 26 days. In the last six months, 57 homes have closed escrow. The average price for these homes was $622,953 (down from last month) calculating out to $327.40 per square foot (up from last month). The average length of marketing time was 49 days.

Renting Your Home for Summer and Winter Visitors

If you live in an area with special attractions like the Del Mar Racing Season in California or Maine’s Lobster Festival in Rockland or even one this year’s political conventions, and you have someplace you want to go, consider renting your home.

To determine how much to charge by day/week/month, look online at similar houses in your area as well as other high demand areas. You may also need to check on your city and state regulations on tourist taxes. According to the IRS Publications 527, you are allowed to rent your home tax-fee for up to 14 days a year. And finally, be sure to contact your insurer concerning the appropriate coverage.

May Landlords Require Insurance for Their Tenants?

Your Landlord can legally require you to provide proof of renters’ insurance as a condition of the lease.  A landlord may specify a minimum amount of coverage and require that both the property manager and legal owner of the property be added to your policy as an additional insured.
